1. Become an informed seller. You are already on one of the best websites out there for real estate research. Take your time and learn all the in and outs of selling your home.


2. Find a qualified Realtor to sell your home. Realtors tend to bring 10-15% more in sales price for a given property than a similar for sale by owner. Most Realtors will list your property for around 6% in total commissions. Not only will you actually net more profit with a Realtor, but you have someone that will take care of all issues from start to finish.

 

3. Have your Realtor do a Comparative Market Analysis to help you price your home. Knowing how much your home can be worth is one of the first steps in beginning to market the property properly.

 

4. Decide on what types of renovations or staging you would like to complete on your home.

 

5. Preparing your home for sale is a very important step in selling your home; make sure you devote some time to this step.

 

6. Keep track of all money you spend in improvements to your home so you can write it off on your taxes later.

 

7. Have a garage or yard sale before you list your property. Sell, donate, or trash anything you don’t need.

 

8. Decide whether you want to offer a Home Warranty as a bonus with your house.

 

9. Become familiar with financing options. Be at least as knowledgeable as your buyers.

 

10. Have your agent spell out his or her marketing plan to make sure everything is being done to market your home properly.
